The Edge at Berwick is a thoughtful mixed use redevelopment of Berwick, Maine's Village constructed by Great Falls Construction and property managed by JCS Property Management.     • When will the project be commencing and how long will it take?

      The project is currently underway and will take place in phases over the next 3-5 years. 

    • How many units will be at The Edge?

      We estimate that there will be 35+ commercial spaces and approximately 265 apartments at The Edge. 

    • What will the price per square foot be?

    • What should commercial tenants expect to pay in addition to monthly rent?

      Triple Net (NNN) is calculated monthly by JCS Property Management and will include a percentage of charges such as, but not limited to: real estate taxes, insurance, security and fire alarm monitoring, building maintenance and upkeep (such as HVAC and other routine maintenance), management fees, trash removal,  common utilities such as water, sewer, and electric, and landscaping/plowing.  Commercial tenants are solely responisble for the utilities in their own space. 

    • How do I lease a commercial space at The Edge?

      After an initial conversation with our team to discuss interest and needs for the space, a Letter of Intent will be drafted and proposed, and then a lease draft will be delivered to the tenant within 30 days after signing the LOI. 

    • Will there be parking on site?

      Yes, all parking on site will be shared and has been diligently studied.
